We make permitting straightforward by handling the heavy lifting for you. Here’s an in-depth look at how a typical project moves through Plans.io’s process, from your first request to the moment your permit is approved.
Step 1: Request & Consultation
To begin, simply reach out to us. Fill out our online request form or call (970) 70-PLANS to tell us about your project. We’ll promptly schedule a free consultation to discuss your needs in detail. During this consultation, we gather all relevant project information – your location, project type, any existing plans or surveys, and your timelines/goals.
Based on this discussion, Plans.io provides a clear scope of work and a no-obligation quote. We make sure you understand which services you’ll need (feasibility study, design, permit filing, etc.) and exactly what it will cost – with à la carte pricing, you can pick and choose. Once you’re ready to proceed, we sign a simple service agreement (one contract for everything) and our team gets to work immediately
Step 2: Research & Feasibility Study
Before any drawings are created, we ensure your project is feasible. Our team conducts a Feasibility Study to identify all requirements and potential hurdles upfront:
- -> We verify zoning and land use regulations for your site (e.g. permitted uses, density limits, ADU rules
- -> We check setbacks, height restrictions, and overlays (like historic districts or flood zones) that could affect your design
- -> We review utility availability and any infrastructure considerations (so your design can accommodate necessary connections

All these findings are compiled into a clear report for you. We’ll communicate any constraints or special approvals needed. If something isn’t feasible as initially planned, we’ll advise on adjustments or alternative approaches. By doing this due diligence early, we save you time and prevent costly surprises.
Step 3: Design & Documentation
With feasibility confirmed, we move into design and documentation. Depending on your needs, our licensed professionals provide architectural and engineering services:
- -> Our Architects can produce complete design plans or modify your existing plans to meet local codes. This can range from providing standard plan sets (for common project types) to fully custom designs. We always aim to incorporate your vision while ensuring compliance.
- -> Our Engineers (structural, MEP, etc.) prepare all necessary calculations and drawings. They design structural systems, electrical layouts, HVAC and plumbing plans, and anything else required. If you already have an architect, we coordinate seamlessly with them (acting as the engineering team). Each plan is reviewed for code compliance (energy, structural safety, etc.).
- -> We compile a Full Permit Package: site plan or plot plan drawings, utility diagrams, grading and drainage plans if needed, stormwater management, energy compliance reports, and all standard forms. Every document is checked off against the city’s submittal checklist.

Throughout this stage, we keep you informed and may reach out with any questions or options (for example, material choices that could speed up approval). But we handle the heavy drafting and coordination. The end result of Step 3 is a complete, permit-ready package of drawings and documents.
Step 4: Permit Submission & Approval
With a complete package in hand, we take care of submitting it to the authorities and obtaining the permit:
- -> Plans.io fills out all permit application forms and assembles the submission exactly as required by your local jurisdiction. We’ll create an account in the city’s online permitting portal or prepare physical copies if needed – whatever the AHJ (Authority Having Jurisdiction) prefers.
- -> We submit the permit application on your behalf and pay the initial filing fees (we’ll have discussed fees with you beforehand). Once submitted, our team continuously monitors the status.
- -> Plans.io coordinates with the AHJ throughout the review process[31]. This means if the city reviewers have questions or comments, we handle the communication. For instance, if a plan checker requests a minor revision or additional document, we’ll be notified and will respond promptly.
- -> We provide you with regular updates as your application progresses[17]. You won’t be left wondering – we’ll inform you of any milestones, such as “plans in review”, “comments received”, or “approved – ready for pickup. applicable.
